To support business development, land is available in the Sutherland Industrial Park for $1.00 — if all guidelines are met:
Buyer Responsibilities

All legal and transfer costs are the responsibility of the buyer.

Buyer must follow all City zoning regulations and ordinances.

A business sign is required and must be approved by the City
Minimum Assessment Agreement

A Minimum Assessment Agreement must be filed with the County Assessor.

The minimum value will be based on $100,000 per acre.

Example: A 240 ft x 160 ft lot (88% of an acre) = $88,000 minimum assessment.

Transferable with future land sales

Not bound by a specific time frame

Development Timeline

If no capital improvements are made within 3 years, the land will be deeded back to the City at the buyer’s cost.

This program supports front exterior improvements for local businesses.
Eligibility & Guidelines

Applications must be submitted before the project begins to the Sutherland Economic Development Committee (SEDC).

Limit: 1 loan per business owner, with 3 loans available per fiscal year (July 1 – June 30).

For businesses open 20+ hours per week in the Sutherland area

How It Works
